Homes in Tottenville

ZIP 10307 has the most detached houses and the highest owner-occupancy of any Staten Island ZIP, and its median year built, 1990, is the newest on the Island. That median hides two eras: almost a quarter of the housing dates from 1939 or earlier, and almost another quarter went up in the 1990s.

  • 55.5% of housing units in ZIP 10307 are detached one-family houses, the Island’s highest share
  • 84.2% of occupied homes are owner-occupied, also the highest on Staten Island
  • 23.0% of the housing stock was built in 1939 or earlier
  • 23.7% was built between 1990 and 1999

Figures are U.S. Census ZIP-level estimates (ZIP 10307); ZIP lines do not follow neighborhood lines exactly.

What goes wrong here

  • Pre-war houses in the old town

Tottenville was a small town at the end of the railway line long before the bridge era, and housing from 1939 or earlier is still common in ZIP 10307. Houses that age can have clay or cast-iron drain lines, ungrounded wiring and foundations never meant to keep water out.

  • Bungalow lots rebuilt as larger houses

Along the shore below Hylan Boulevard, rows of summer bungalows have been replaced by larger houses as building picked up in the 1990s. Those houses are now around thirty years old, so their original water heaters, boilers and sump pumps are reaching replacement age.

  • A storm tide higher than the Battery

Sandy’s peak storm tide in Tottenville ran almost five feet higher than at the Battery in Manhattan, and waves smashed houses around Tottenville Beach and Yetman Avenue. Basements and first floors near the water took the worst of it.

  • New flood lines along the coast

FEMA’s post-Sandy maps added more residential blocks along the Tottenville coastline to the floodplain. A house that sat outside the mapped zone when it was built may be inside it now, which changes how a basement or an addition can be built.

Getting to you

  • Room to work on a detached lot

A driveway and side yard usually leave space for a dumpster, a pump or drying equipment off the street. On the tighter old-town blocks, deliveries and parking are planned with you first.

Questions from Tottenville homeowners

Can an addition go on a Tottenville house in a flood zone?

Often, but new space has to meet the flood-resistant rules for its zone, which can mean a raised floor or flood vents. The current flood map is checked first, and filings are made where required.

What should I check first in a house built before 1940?

The house sewer, the electrical panel and wiring, and the foundation walls, since those are the parts most likely to be original. A camera inspection shows the drain’s condition before anyone digs.

Which exterior paint holds up near Raritan Bay?

Wind and salt air are hard on paint here, so preparation matters as much as the product: bare wood primed, failed caulk cut out, and a coating chosen for coastal exposure.
