No heat
A steam or hot-water boiler that will not fire, radiators that stay cold or a system losing pressure in winter is an emergency, especially with children or older people in the home. Check the emergency switch is on, then call us.
Local know-how
Heating in Staten Island homes
Staten Island runs on gas. In the Census Bureau's 2024 survey, 87.0 percent of the Island's occupied homes heated with utility gas, the highest share of any borough, and only 2.9 percent burned fuel oil. That gas is delivered by National Grid, the same utility that serves Brooklyn and part of Queens, not Con Edison.
Island houses are also the newest in the city: the median home was built in 1973, against 1942 in Brooklyn. With 82.1 percent of homes in one- and two-family buildings, heat usually means one boiler or furnace in one basement, paid for by the household above it.
Common problems in Staten Island
Oil burners on the North Shore
Oil is rare on the Island but not on its oldest blocks. In ZIP 10301 (St. George, Tompkinsville, New Brighton) 11.2 percent of occupied homes burn it, and in 10302 and 10310 (Port Richmond, West Brighton) the share is between 8 and 9 percent. In the South Shore ZIPs 10309 and 10312 it is 1.8 percent.
Boilers and furnaces lifted after Sandy
Build It Back elevated or rebuilt homes in South Beach, Midland Beach, New Dorp, Oakwood Beach, Great Kills and Tottenville, and raised or protected boilers, furnaces and burners where conditions allowed. Equipment on a platform or an upper floor has longer flue, gas and condensate runs, and the pipes feeding it may cross an open, unheated level.
Original equipment in South Shore houses
Much of the South Shore was built late: the median home dates to 1988 in ZIP 10309 (Prince's Bay, Charleston, Woodrow) and to 1990 in 10307 (Tottenville). A house of that era still on its first boiler or furnace is running equipment more than 35 years old.
Heat for the tenant upstairs
Two-family buildings hold 22.5 percent of the Island's homes. Once one floor is rented, the Housing Maintenance Code requires the owner to supply central heat, and HPD enforces it through the October to May season, with hot water all year.
Converting from oil to gas
Switching a North Shore house from oil to gas starts with National Grid: the street needs a gas main and the house needs a service line and meter before a gas boiler can be fired.
Where we see it
- St. George and Tompkinsville The highest share of oil heat on the Island, in some of its oldest houses.
- Port Richmond and West Brighton Houses from around 1950, where oil burners still turn up alongside gas boilers.
- Midland Beach and South Beach Raised houses with boilers and furnaces moved off the ground floor.
- New Dorp Beach and Oakwood Beach Lifted homes where heating equipment now sits on platforms or upper floors.
- Tottenville and Prince's Bay Late-built houses reaching the end of their first boiler or furnace.
How a call works in Staten Island
Tell us the fuel and the delivery
Gas, oil or electric, and radiators, baseboard or vents. That decides which parts come on the first visit.
Where the equipment lives now
On a raised house the boiler or furnace may be on a platform or upstairs. Tell us where it sits.
A rented second floor
If a tenant lives upstairs, let us know whether they will be home. Their radiators and hot water get checked on the same visit.
Estimates are free, and emergencies are answered 24/7.

Heating questions from Staten Island
I smell gas near the boiler. Who do I call first?
Leave the house and call National Grid, the gas utility on Staten Island, or 911 from outside. Once the utility has made it safe, we repair the boiler, the gas piping or both.
Is it worth switching my North Shore house from oil to gas?
It depends on the age of the boiler, the chimney and whether gas is already in your street. We price the conversion and an oil burner repair side by side so you can compare.
My boiler was moved up when the house was raised. Does it need different care?
The boiler is the same, but its flue, gas line and condensate drain take longer routes, and water pipes crossing the open level below can freeze; DEP advises closing off drafts and insulating pipes in unheated spaces. Those are the first things checked on a service visit.
I rent out the upstairs. Do the city heat rules apply to me?
Yes. The city’s Housing Maintenance Code covers tenant-occupied one- and two-family houses, and HPD enforces its heat and hot water rules. A boiler service before October is the easiest way to stay within them.
